Our Brokerage Fees Are Success-Based!
We only charge a brokerage fee when a transaction is successfully closed; i.e. no costs are incurred without a finalized property contract.

The Brokerage Fees Required by the Law in Japan

Brokerage fees are calculated according to the following formula as required by the law in Japan.

  • When the property price is above  ¥4,000,000,
(Property price x 3%)+¥60,000+consumption tax
When the property price comes between ¥2,000,001 to ¥4,000,000, ...  (Property price x 4%) + consumption tax
When the property price is below ¥2,000,000, ...  (Property price x 5%) + consumption tax
When the property price comes between ¥2,000,001 to ¥4,000,000, ... (Property price x 4%) + consumption tax When the property price is below ¥2,000,000, ... (Property price x 5%) + consumption tax

When to Settle the Brokerage Fees

While most real estate agencies request partial payment upon entering a contract and the remainder upon handover, EM Labo requests the full amount only after all fundamental services are completed after the handover.

We are glad to flexibly cope with different circumstances, for example in the rare event of contract cancellation or other complications.

No Fee for Unsuccessful Transactions!

If the contract is canceled or declared invalid, the brokerage fee comes to zero!

Actual Costs for Terminated Contracts

In the case of cancellations such as deposit forfeitures, terminations due to default, or mutual agreements, we only charge the actual costs incurred during the preparation.

We outline all these service conditions in the mediation contract to ensure transparency and peace of mind.
